Job Title: Hotel Sales Manager (Business Development)
Location: King Street Townhouse Hotel & Spa, Manchester
Role Overview
The proactive Sales Manager will be responsible for driving structured, proactive revenue generation for King Street Townhouse Hotel & Spa. This role is critical to actively identify, target, and convert new business opportunities across key market segments. The position will focus on building a strong external presence, developing strategic relationships, and implementing a targeted sales approach aligned with the hotel’s overall commercial objectives.
Key Responsibilities
Proactive Business Development
- Drive new business generation through targeted outreach, networking, and relationship building
- Identify and secure opportunities across key segments including Corporate and MICE
- Develop and execute a clear proactive sales strategy aligned with revenue goals set by senior management
- Build and maintain a strong sales pipeline to support future revenue growth
Account Management & Revenue Growth
- Manage and grow a portfolio of high-value accounts to maximise lifetime value
- Strengthen relationships with existing clients to drive repeat and referral business
- Identify upselling and cross-selling opportunities across all hotel services
- Ensure consistent engagement with key decision-makers and stakeholders
Market Positioning & External Representation
- Represent KSTH at industry events, trade shows, and networking opportunities
- Increase brand visibility and positioning within the Manchester market
- Actively promote the hotel to key target audiences and sectors
Sales & Marketing Alignment
- Work closely with senior leadership to ensure alignment between sales strategy and marketing activity
- Support the development of targeted campaigns that drive lead generation and conversion
- Provide market insights to inform marketing priorities and seasonal planning
Collaboration & Commercial Optimisation
- Collaborate with revenue and operations teams to align sales activity with pricing, availability, and operational capacity
- Support in-house sales teams by generating qualified opportunities and enhancing client engagement
- Contribute to initiatives such as showcases, client events, and networking activities
Market Intelligence & Competitor Analysis
- Monitor competitor activity, market trends, and emerging opportunities
- Provide insights and recommendations to maintain a strong competitive position
Reporting & Performance Tracking
- Maintain structured reporting to ensure visibility and accountability across all proactive sales activity, including:
- Pipeline value and stage tracking
- Target accounts and segment focus
- Wins and losses (with analysis)
- Forward-looking activity and revenue projections
- Deliver weekly and monthly reporting on:
- Proactive outreach activity
- Meetings and appointments secured
- Enquiries generated
- Proposals issued
- Confirmed revenue
- Lost opportunities and rationale
Key Performance Indicators (KPIs)
- Revenue generated from proactive sales activity
- Number of new accounts acquired
- Pipeline value and conversion rates
- Volume and quality of proactive outreach
- Account growth and retention
- Contribution to overall hotel revenue targets
Required Skills & Experience
- Proven experience in a proactive sales role within hospitality or a related sector
- Strong track record in new business development and account management
- Excellent networking, communication, and negotiation skills
- Commercially driven with strong analytical and reporting capabilities
- Ability to work collaboratively across departments
